The Federal Fibre Mills was one of New Orleans First condo conversions in the warehouse district after the 1984 Worlds Fair.The condos offer valet parking and one off-street parking space per unit. A 24 hour doorman, on-site security officer, elevators, high ceilings, cypress beams, brick walls, large rooms make this a truly unique place to live. Don't miss the inground pool, court yard, clubhouse, exersize room with equiptment, and large lobby. The condo fees include basic cable, heating and cooling, water, exterior insurance, termite contract, upkeep of property and common areas. There are one bedroom units that range in size from approximately 500 sq. ft. to almost 900 sq. ft.. The prices vary with size and location.  Most of the 2 bedrooms  are in the 1000 sq. ft to 1300 sq. ft. range The Penthouse units command top dollar and range in size up to 1700sq. ft. The condo fees are going to be higher at the Fibre Mills due to the fact that the cooling is included. 

This is a unique, historic renovation. Very few of the recent conversions are going to match the historic courtyard and 5 story lobby. One of the downsides is that many of the units are lofts with the high ceilings only being in part of the unit. Fortunately this is not the case in all units. Many have been updated since the origional conversion. This is a block from the Morial Convention Center and across the street from a nice park.
